What it is

The “where” before the “which”.

The Stayful analyser tells you what a specific address would earn. The Market Explorer answers the question that comes first: where in the UK should I be looking at all? It pools every analysis we run into one living picture of the market, area by area, and ranks it against what you personally want from an investment.

Ranked by what matters

Average revenue, daily rate, occupancy and yield-on-cost for every area and bedroom count, rolled into a transparent 0–100 score. Sort by any of them, or by the score.

See the competition

How crowded each market is, how entrenched the existing hosts are, what the licensing rules say, and whether guests there have reasons to book direct.

Built around your goals

Close to home or anywhere? Maximum yield or maximum income? Self-managed or hands-off? A short goal profile re-ranks the country for you, and you can change it any time.

How it works

Seven views.
One confident decision.

The Market Explorer turns thousands of real analyser reports into an area-by-area picture of the UK short-let market. Here is exactly what you get once you’re in.

01

See the whole UK, ranked.

Every postcode area as a card, and on one map, shaded in four clear bands.

Start with the map. Every area we hold data for is coloured by its score, your fit, revenue, occupancy, daily rate, yield or competition, in four bands with round-number thresholds, so the strongest markets jump out before you read a single number. Hover a card or an area for the headline, click for the full market page.

  • Colour the map by score, fit, revenue, occupancy, daily rate, yield or competition
  • Confidence tiers show how much real data sits behind each area
  • Cards beside the map, always in sync; switch to sub-markets for postcode districts
02

Tell it what you're looking for.

A two-minute goal profile you can change any time.

Close to home or anywhere in the UK? Maximum yield or maximum revenue? Self-managed or hands-off? Your answers become a personal 'fit' score that sits beside the Stayful score, so the ranking reflects your plan, not a generic one.

  • Home postcode and how far you'll travel
  • Budget bracket and bedroom count
  • Priorities: yield, revenue, low competition, direct bookings
  • Management style and appetite for licensing rules
03

A score you can interrogate.

Every market gets its own page. Not a black box: we show our working.

Click any market and it opens as a full page: eleven tabs covering sub-markets, listings, occupancy, revenue, rates, seasonality, competition, licensing, long-let vs short-let and your own deals there. At the top sits a 0–100 market score built from four named factors — yield-on-cost, occupancy, revenue scale and regulatory ease — with the points each one earned, so you can defend the number to a lender, a partner or yourself.

  • Yield-on-cost: revenue against what property actually costs there
  • Occupancy: whether the area dependably books
  • Regulatory ease: licence required, unrestricted or unconfirmed
  • Five signals under the score: licensing, long-let vs short-let, yield, confidence, enquiry trend

Know who you're up against.

Competition and direct-booking potential, side by side.

How crowded is the market, and how entrenched are the hosts already in it? We rank every area on listing density and review depth. Then we look at what drives guests to book direct — contractor projects, hospitals, universities and events — so you know where you can build repeat business off-platform.

  • Competition in absolute bands, from the reviews of real comparables
  • Direct-booking potential from real local demand drivers
  • Licensing rules with cited sources, per area

Rightmove, OnTheMarket or Airbnb links become deals in seconds.

Found a flat on Rightmove or a competitor on Airbnb? Paste the link. We read the price, beds and location, show a free quick view — estimated revenue, area score, competition and, for Airbnbs, what that listing actually earns — and run the deal maths: yield on the asking price or the rent-to-rent margin, with the most you could pay. Save it to your pipeline, compare listings side by side, share a deal sheet, and run the full report when you're serious.

  • Free quick view before you spend a report

  • Deal pipeline with status, notes and map pins

Watch the market move.

Is an area getting stronger or weaker? Is the UK?

Every analysis run through Stayful adds a data point. Each market page carries twelve months of revenue, daily rate and occupancy, and every headline figure says how it moved against the three months before — for each area and for the country as a whole — so you can time a purchase rather than guess.

  • Monthly revenue, daily-rate and occupancy charts per market
  • Deltas that name their window: 'vs prior 3 months', never a vague 'past year'
  • Honest 'building history' state until an area has enough months

Common questions

Every figure is aggregated from real Stayful analyser reports — live short-let comparables, long-let valuations, local demand drivers and events — grouped by UK postcode area and bedroom count. Areas are tiered by how many reports back them, so you always know how solid a number is.

No. The Stayful score is a transparent 0–100 composite of four named factors (yield-on-cost 40, occupancy 25, revenue scale 20, regulatory ease 15). Every area shows the raw value behind each factor and the points it earned.

Your goal profile — location, distance, budget, bedrooms, priorities, management style and risk appetite — produces a personal 'fit' score shown beside the Stayful score, and re-orders the list when you sort by it. The Stayful score itself never changes, so you can always compare like for like.

Yes. The Market Explorer is included from the moment you sign up, alongside £20 of free credit. Browsing the explorer is free; only paid lookups such as listing checks use credit.

Yes. Paste a Rightmove, OnTheMarket or Airbnb link anywhere in Stayful and we fill in the details, show a free quick view (estimated revenue, area score, competition and what a tracked Airbnb actually earns), and run the deal maths on the asking price or rent. Zoopla and Booking.com are read by the Stayful browser extension, which also puts the quick view on every listing page you open. The full report still uses one of your runs.

The analyser answers 'what would this specific address earn?'. The Market Explorer answers 'where should I be looking in the first place?'. Use the explorer to pick an area, then run the analyser on the properties you find there.
